Finding an apartment in Japan can be highly competitive, especially in popular areas near train stations or business districts. One option many renters overlook is the “advance contract” — applying and securing a property before the current tenant officially moves out.
An advance contract gives you the chance to reserve a desirable apartment early, reducing the risk of losing it to another applicant. In Japan, good properties can disappear within hours or days after listing. Being first in line often matters more than waiting for a viewing.
Another advantage is smoother move planning. If you already know your work location, school, or move-in schedule, securing a place early helps avoid temporary housing costs, hotel stays, or last-minute stress.
