When looking for an apartment in Japan, you may hear the terms 先行申込 (Senko Moushikomi) and 先行契約 (Senko Keiyaku). These systems are common when a property is popular or when the current tenant has not moved out yet.
Understanding the difference can help you secure a property faster and avoid misunderstandings during the rental process.
先行申込 (Senko Moushikomi) – Priority Application

A Senko Moushikomi means submitting an application before you can view the apartment.
This usually happens when:
The current tenant is still living in the unit
The room is not yet ready for viewing
The property is very popular
The advantage is that you secure priority for the room, but you can usually cancel the application if you do not like the apartment after viewing it later.
先行契約 (Senko Keiyaku) – Priority Contract

A Senko Keiyaku is more serious. It means you agree to sign the lease contract
before seeing the inside of the apartment.
This is sometimes required when:
The property has very high demand
The landlord wants to secure a tenant quickly
Because it involves signing the contract early, cancelling later may involve penalties.
