Applying for an apartment in Japan costs time and money. Before you submit an application, check these three things first—they can save you from rejection or unexpected fees.

1. Can You Actually Be Approved?
Before falling in love with the apartment, confirm:
Visa type & length (short-term visas are often rejected)
Income rule (rent is usually limited to about 1/3 of your monthly salary)
Guarantor or guarantee company (almost always required)
Tip: Ask the agent before applying if the landlord accepts foreigners and your visa type. This avoids wasted application fees.

2. The Real Move-In Cost (Not Just the Rent)
Rent in Japan is only part of the cost. Always ask for the total initial fees, including:
Deposit (敷金)
Key money (礼金)
Agency fee
Guarantee company fee
Cleaning or lock change fees
It’s common for move-in costs to equal 4–6 months of rent. A “cheap” apartment can quickly become expensive.

3. The Exit Rules
Before applying, check:
Cleaning fees (fixed amount vs. charged at move-out)
Early termination penalty (often 1–2 months’ rent)
Notice period (usually 1 month)
Many tenants only discover these rules when moving out—when it’s too late.
